A two-bedroom, two-and-a-half bathroom home with a million-dollar price tag spent just days on the market before being snatched up for 20% more than its asking price.

That’s because the home is located in a private lake community in Bloomingdale where there are only 26 homes.

“Homes very rarely come up for sale,” said Jennifer Ellis with Coldwell Banker Realty, the listing agent.

The 32-acre Lake Kampfe is a paddle lake. Homes around it typically sit on larger lots than in Bloomingdale’s three other lake communities. And it’s very private.

“People should not go in there and start driving around,” Ellis said, adding that a police officer checked in while she was doing a private showing of the home.

But lake community life might not be for everyone. The land the homes are on is leased and because of that require special financing – or, preferably, cash.

Potential homeowners also have to go for an interview before the board of directors. “They have an application and everything,” she said.

And once you own there, you have to follow community rules. “You can’t come in and cut all the trees down and put an addition up,” Ellis said. “You have to go through the board of directors. So the buyer has to be someone who is tolerant of not being able to do whatever they want.”

About eight groups of people toured the home and there were two offers.

“We’re not looking for 40 offers with something like this,” she said. “It’s one or two people who really know what they’re getting.”

The home was built in 1985. It sits on a nearly one-acre lot, has heated slate floors on the main level, multiple fireplaces and soaring windows that provide a lake view.

There are two ensuite bedrooms and a loft that can be used as an office, living or sleeping area. It has direct lake access from a private dock and is about 30 miles from New York City.

“It’s one of those exceptional homes,” Ellis said. “It’s meticulously maintained and beautifully furnished.”

And it was “priced strategically,” she said. A two bedroom, three bathroom home in another lake community in Bloomingdale had recently sold for $1 million. “So we decided to list at $999,999 to attract the most amount of buyers.”

The home closed February 4 for $1.2 million. That’s $201,000 more than its asking price.

It’s not uncommon for lake home buyers in this area to spend years shopping for a home, Ellis said. One family she worked with shopped for six years.

Part of that is that people may be shopping for a second home, “so it’s a want, not a need,” she said.

“If you’ve made the decision that you want one of these houses and you see one that fits your needs, you need to act fast and come in strong,” she said. “Another lake house that you love and fits your needs might not come up for months or years.”
